We love home staging.

Irregardless if it’s a Buyer’s or Seller’s market- home staging has proven to sell homes quicker and for more money. According to Realtor.com staged homes sell for an average of 10-20% more than homes that are owner occupied or vacant properties. What Seller wouldn’t want that?!

The Condo

1050 sq ft condo

2 bed / 1 bath

The Challenge

The second bedroom was created by enclosing a side porch during a recent remodel. Unfortunately, the owner at that time didn’t think to add an egress window or a closet.

The Client

Out-of-state Seller who purchased the condo after it was renovated. The bedroom challenge didn’t matter to her as she purchased it as an investment property and it always easily rented. She wanted to get the condo on the market as soon as possible, but the staging company couldn’t accommodate a quick timeline, so we listed it vacant while waiting for staging to take place.

The Feedback

Eighteen showings took place in the first ten days without generating any offers. The feedback was consistent about the second bedroom- small size, questioning whether it could take a queen bed, lack of closet, etc.

The Changes 

We couldn’t do anything about the size of the room, but we did have our marketing department put together a 3D rendering of the room with a wardrobe from IKEA placed in the corner of the room and offered a $500 gift certificate at closing for the purchase. We also had the staging company add a queen bed, side table and a dresser to show how the room could ‘live’ as a second bedroom.

The Result

After the condo was staged the Seller agreed to a small price reduction, and as a result, received four offers within 24 hours, all over the original asking price.

Either way, it’s minimal investment and almost always less than a list price reduction.”
